Who can advertise on PropertyNest?
Licensed real estate professionals, landlords or property owners, management companies, sublessors, and those looking for roommates can post for absolutely free! Individuals looking for roommates must already be in place in an apartment. We currently don’t provide roommate matching services.
How many listings can I post?
Real estate agents and brokers, landlords/sellers, and management companies can post an unlimited number of ads. Individuals looking to sublet their apartment are limited to one ad. Those looking for a roommate(s) are limited to three listings, and each ad must be for a different room within the same apartment.
How do I create listings?
Click on Add a Listing on your listings page to manually enter an ad. You can also set up automatic syndication through a listing feed through your brokerage’s database (Please have your brokerage contact us if they are not already syndicating). A listing will expire after 30 days. You receive expiration notifications once a week. Refresh your ad anytime you want. If your listing expires and the apartment is still available, simply click on the Reuse button to use the same details and photos.
Why is posting for sublets and rooms limited?
Licensed real estate professionals, landlords, and management can post as many listings as they want (this includes rooms). It is prohibited by NY state for unlicensed persons or those not holding or managing real estate property to engage in the professional activity of doing so, which is why those looking for subletters and roommates have limited accounts.
What is the difference between active and inactive listings?
Active listings are those viewable to renters and buyers. Those listings should be currently available apartments or those that are becoming available in the near future. Inactive listings may or may not be available housing which are not viewable to renters. These include listings that have expired after 30 days, which may be renewed at the time of expiration, and those that have been sold or rented out, as well as available listings that you no longer wish to advertise.
How do I create a good ad?
Accuracy and details count for a lot. Be informative to prospective renters or buyers by listing and describing the features of the property that might most interest them. Upload accurate and attractive photos of the actual unit, make sure the pricing and availability are correct. Understanding and conveying what the landlord or seller is looking for will make your ad more visible to an audience that would qualify and would be most interested in your listing.
* Fake ads or listings with intentionally misleading information can be flagged by any user and will be investigated by our staff. This may lead to the deleting of the ad(s). Repeated false listings will result in elimination of the poster’s account and bar them from future entrance.
