Once an old bookbinding factory, developers, Metro Loft Developers, meticulously restored and converted this building to what we know as one of the most exclusive “paparazzi-proof” residences in the city. 443 Greenwich Street boasts 53 residential lofts ranging from 2,900-9,300 square feet. Its 8 penthouses range from 5,000-9,300 square feet and offer unique floorplans that include duplex and triplex layouts.
Who Designed the Building?
443 Greenwich, originally built in 1882 and landmarked by the city, retains many of its original details like beautiful loft beams and high ceilings while featuring charming arched windows and doorways. The building charm was restored and enhanced by the firm CetraRuddy Architects. However, what makes this loft building, not your typical conversion is the extreme privacy the layout provides its residents--not just from the public but also from each other. This is the primary reason this building is a magnet for celebrities.
What Are the Building's Units Like?
The loft condominiums go from 2, 3, and 4 bedrooms. Some penthouses offer double height ceilings and his and her master stall showers, private dressing rooms, as well as sprawling private roof terraces. How Much Does it Cost to Live at 443 Greenwich Street?
Two-bedroom condominiums generally started from $5 million and its triplex penthouse with a private roof terrace and swimming pool sold for about $43 million (original ask being $54 million). The majority of sales range from $6-$13 million, with penthouses generally starting at $15 million. You won’t find any unit for rent for less than $27,000 a month, and they do tend to come up infrequently. However, they can come up here and there when a Hollywood celebrity has a hefty out-of-town schedule for extended periods.
Who Lives at 443 Greenwich Street?
According to the property developer, roughly 90% of the condo buyers at the building are “household names”, the majority of those being in the entertainment industry. 443 has at least two Hollywood power couples--Ryan Reynolds and Blake Lively along with Justin Timberlake and Jessica Biel, and a plethora of well-recognized stars like Harry Styles, Meg Ryan, Jennifer Lawrence, Jake Gyllenhaal, and Lewis Hamilton. There are a lot of other movers and shakers in business, real estate, fashion, and music parking their names in the building as well, easily making it the most star-studded building in Tribeca, which is already a neighborhood many other stars have chosen to call home.
